There are many governement downpayment assistance programs out there that may be able to help you. SHIP program is one i hear used frequently. Best thing to do probably is look at your county government website and find a contact who you can call and ask about what programs are offered.

If your a foreign national be prepared that the max loan to value most lenders will offer you is 80%.
