I saw some listings were offering a $2000 credit (or some amount credit), others were offering inspections and warranties…does including these things really work?
We have been on the market for 2 weeks now and no showings…is this bad or common?
price it right
Lower the price and it will sell much faster, start at say $1000 (Examples) then after a month without a sale take off say $100-250 and make sure it says "Price reduced" on the sales bored as it’s more eye-catching. I’d also suggest you make sure you have good photos of your house when selling it and make sure the house tour goes well.

Make sure your home has great "curb appeal". This is the front or the entrance of your home. Landscapes and gardens should be clean and well manicured. Make sure the inside of the home is not cluttered. People who come to look will notice these things and if they see "junk" in the corner or a stack of clothes or books in another area, they’ll get turned off. Keep framed photos away and off the walls and pics off the fridge! They’ll feel like they are invading someone’s privacy. Fresh coat of paint is ideal and it can boost your sale. Most people hate to paint…they want to move right in.
The house is on the market for only 2 weeks. It is very common not to have showings right away. Most people put their homes up right around the time when school lets out for the season. This is when people will really start looking, too. Make sure the front of your home looks presentable (curb appeal). People see the "For Sale" sign on your lawn but may just drive on by if it is not "tempting" and exciting looking. Spruce up the front, if you can. It’ll help sell your home a lot quicker.

LikeDislikeOne thing they do these days is put a value range in the listing instead of one sales price. The listing then says that the seller will "entertain" offers between some low price and some high price. This works in your favor for a couple reasons. First, the potential buyer now knows how low of an offer they can come in with to start the negotiations. Second, it makes your property show up on searches for a price range that’s lower than what you’re actually asking for it.
Let’s say you’re selling a home for $300K. And, you put in the listing that you’ll entertain offers between $275K and $300K, even though you fully do not intend to accept as low as $275K for it. Still, bargain hunters may see that lower price and figure they can put in an offer that low. What would it hurt? But, now you have an offer on the place, someone is interested in it, and negotiations can begin.
Also, if a buyer has a maximum price in mind of $275K and he does a search on the MLS to that amount, your property will turn up on that search, where it wouldn’t have if it was just listed at $300K. Now, maybe the potential buyer wants to take a look at your place, to see what they can get for $300K. And, if they really like it, maybe they’ll bite the bullet on that other $25K and give you your price.

LikeDislikeTwo weeks during winter and tax season to boot is the worse time to put a house up for sale. Do not lower the price yet. Families do not start house hunting till the end of April. This way they close and move when school is out. Take the time to declutter your house, weed out closets, add fresh coat of paint where needed, scrub bathrooms and kitchen. clean carpeting and wash windows and curtains. Make that place sparkle and smell fresh.

LikeDislikeDon’t worry. I’ve seen houses that have been in the market for 4 months. The thing that makes people not want to buy is the job layoffs, and the economy. The economy is so expensive, and people try to save money by cutting back on their spending. Maybe you can lower the price. To get what you should get, hire an inspector to inspect your house and they will find the real value of it. Make that value the same as what you are asking for.
