Underpinning is shoring up the foundations of a house with cement

I couldn’t run away from the deal fast enough. There are all kinds of these kinds of companies out there and they "fix" foundations by all kinds of methods. In my experience, very few have any technical training at all, much less the engineering skills necessary to solve these problems.

Many of these "underpinning" companies go out of business after a few years when the lawsuits filed by angry homeowners start to pile up. Of course, the "lifetime warranties" that they offer are then worth nothing. This is not to say that there are not good companies out there, I only point out that the odds are against you.

I have bought houses that needed all kinds of work, but I have always stayed away from foundation problems.

I saw some listings were offering a $2000 credit (or some amount credit), others were offering inspections and warranties…does including these things really work?

We have been on the market for 2 weeks now and no showings…is this bad or common?

I mean steps, I tend to follow better with a 1, 2, 3 approach. =) thank for your help in advance.
do i go to the realtor selling the house or do i choose my own? I already have a condo in mind.

1. Look at houses you can afford.
2. Find the one you want
3. Show your proof fo cash when you make an offer.
4. Get an offer accepted
5. go to closing and pick up the keys.
Along with all of that you might want to get the home inspected before you buy it and by all means buy title insurance.

I am curious because in the future I am going to flip houses (renovate them) and then sell them for profit. So I need to know how long you have to own a house for before you can sell it.

In Michigan, it needs to stay in your name for 3 months. Another thing to think about… If you wait until the the taxes are due, you can claim any "green" upgrades you do to the house. New windows, roof, insulation, tank-less water heater… any energy efficient appliances or materials you purchase can be claimed on your taxes.

I put in an offer on a home that is a short sale, how long do banks usually take to approve these offers? It’s a cash offer(idk if that helps speed it up). And what should I expect of the whole transaction.

It will probably be months before the lender will agree to your offer, unless your offer is SO attractive financially that the lender would be foolish to ignore same. Understand that only about 20% of short sale offers eventually end up closing. Be aware that short sales are NOT generally deals below market value. The lender involved will order an appraisal to determine current market value for the property involved. The lender isn’t going to approve offers for anything much less than given current market value.
