If not now then when will it be good to buy house?

My wife and I planned to buy our first house in late 2004 then increasing home price in 2005 put us out of market. Now the market is slowing down as price starting to drop (comparing to the peak in 2005). We now have enough money for down payment and make more money to handle the mortgage. We feel that the longer we wait, the further home price will drop. But we are losing money in tax as we have been in the 30% income tax bracket. Thus, owning a house will give us some tax break. We are planning to buy before the peak time of next year (i.e. 2007) but we are not sure if the housing market will ever peak again in 2007. We are wondering if we can wait then when will be a good time to buy. We have very low rent. We are young and we will most likely not be in one house for more than 4 years due to the nature of our professionse. That is, we will be selling the house 2 or 3 years from now. Your opinions are greatly appreciated.

I was looking at a forclosed website listing off alot of places that were up on the market and me and my boyfriend found one that sounds sort of interesting. we are not sure all of what we have to do though. I know we contact the people selling it and go take a look at it. and i know we have to put a down payment on it that comes straight out of our pocket instead of coming from a bank loan but what else is there to it.

Every bank I know of lists their foreclosures on the MLS. This means that from the seller’s point of view, they don’t care which agent you use to help you buy it.

Find an agent to represent your best interest. Have them show you the house. Compare that house to other houses that are also for sale, and pick the one that is the best deal for you.

Sometimes foreclosures are a very bad deal. I have seen people pay way to much for some houses just because they thought a foreclosure was always a "good deal".

There are no real differences to you on buying a foreclosure than on any other house except the corporation or bank that owns the house requires that everything be done exactly the way they want it done- and there is no one that knows anything about the history of the house so they can’t disclose anything to you.

We have to put our house up for sale (job transfer). We have a 1st and 2nd mortgage, totaling about $45,000 more than homes are currently selling for. What happens if we can’t get what we owe? I’ve read that mortgage companies are "forgiving" loans in this situation, but how does that effect your credit?

They could very well forgive the debt under a short sale but they have additional options. One option is to send you a 1099 which would require you to pay taxes on the forgiven debt but under legislation passed earlier this year the tax code was revised so that you would not be required to pay taxes on the forgiven debt. They could also report the account as settled for less than owed and send the account to collections.

My husband and I made an offer on a home in short sale in CT a little over a month ago. Last week the lender sent out an appraiser and yesterday the file was sent to mitigation. I’m wondering if this means we should hear if they will accept our offer within the next week or so? I know short sales can be time consuming but it seems to be moving along now.

could take another 30 days or so as they may have to get with the PMI company as well to approve the sell since PMI may have a vested interest in the loss as well

John MacPeek has fond memories of living out of a suitcase when he first moved to Europe over 2 decades ago. “There’s a real advantage to having everything you own that you can carry on your back at one point”. So when he was looking to buy an apartment in Barcelona, he was ready to live in something compact where everything he owned was accounted for.

When he first saw his new home, its size didn’t bother him (about 25 square meters or 270 square feet) as much as its condition. It was an old storage room for the building’s water tanks and it looked more like a storage room than anything habitable.

MacPeek enlisted the help of architect Lola Domenech who insisted she’d take on the project if she could open up the apartment to the sea. He bought the “over-sized closet” and Domenech began plans to take down the main wall and replace it with a 6 meter long (20 foot long) folding glass door that allows in light and air to provide passive solar heating and cooling (the shutters can close it off completely in summer to prevent overheating).

She also implemented space-saving ideas like a walk-through shower, a bedroom that becomes a lounge and a refrigerator in a drawer.
